If you’re worried about your home’s safety – like damp and mould, structural issues, fire risks, unsafe gas or electrics – call us on 0300 111 0000. If there’s an immediate danger, we’ll assess it within 24 hours and make it safe as soon as possible.

If repairs mean your home isn’t safe to stay in, we’ll help with next steps, including temporary housing if needed. If you live in a high-rise and can’t use stairs in an emergency, we’ll help you apply for priority rehousing.

    We inspect every home at least once every five years for category 1 hazards under the Housing Health Safety Rating System (HHSRS), plus an annual gas safety check. If we find anything unsafe, we act fast - and we’ll always be honest about your options.

    We’ll repair or replace key parts of your home - like your roof, heating, plumbing, or electrics - if they’re failing. If we find or suspect asbestos, we’ll make sure it’s safely managed or removed by professionals.

    If you live in an apartment, we’ll carry out professional fire risk assessments, publish the results, and complete any required actions.
